Property condition survey begins

We will shortly be undertaking a programme of condition surveys across all of our properties. The purpose of the survey will allow the Trust to collect information about the current condition of individual properties by looking at all aspects of your home, including roofs, rainwater goods, general structure (internally and externally), windows, doors, kitchens, heating systems, electrics, flooring, etc and if you live in a block of flats, whether high or low rise, we will be assessing the communal landing and staircase areas.

The information collected will assist us in planning future maintenance programmes, to ensure we are investing in your homes at the right time and in the right way.

Future maintenance programmes are the replacement of kitchens, bathrooms, windows, doors, roofs, external painting, and the refurbishment of communal landing and staircases areas in blocks of flats.

It will also identify where any risk may need to be monitored or addressed, if they exist, such as legionella, asbestos, poor energy efficiency or general health and safety issues.

If you live in a building that has shared communal areas, we will be looking at items such as fire alarms, emergency lighting, communal lighting, main entrance doors, decorations and floor finishing and there will be no inconvenience to yourself.

In carrying out the survey, we will ask for full access to your home including the loft space and outside areas. You do not need to move any furniture in your home and the surveyors will always try to work around you and your family with the minimum of disruption. You or a family member, who must be over the age of 18, will need to be in the property whilst the survey is being carried out.

There will be 6 Trust surveyors working across the borough conducting the surveys, and allrepresentatives will be carrying photographic identification, along with a letter of authority, so please ask to see these before letting anyone into your home.

Our surveying team will be working Monday to Friday between the hours of 08.30am to 3.30pm. No weekend or evening surveys will be taking place.

We anticipate all surveys to be completed by the end of November 2016.

Once we have collected and assessed all of the survey information, we will be advertising an annual programme of works on our website and if you request, provide a statement indicating the proposed works to your home over a two year period. We anticipate that this information will be available to customers from February 2017.
