Ending a tenancy on behalf of someone who has passed away

We know things will be a little confusing at the moment, and you will have a lot to deal with.

How do I end the tenancy?   

The first step is to give us a call on 0300 777 7777 to let us know the date when you would like the tenancy to end.    

We'll then send you a letter giving you the agreed move out date. Usually, the notice period is one week. However, if you need more time, get in touch with us on 0300 777 7777 to discuss this.   

The next part of the process is to:   

  1. Sign and return the confirmation of ending a tenancy form sent via email
  2. Send us a copy of the death certificate
  3. Send us a copy of your power of attorney (if relevant)
  4. Return all the keys for the property, including:  
  • Front door keys 
  • Back door keys  
  • Fobs  
  • Window keys 
  • Communal door keys   
  • Gate keys   
  • Carpark keys  
  • Storage keys 

 

Why we need these actions to be completed   

Without taking the three actions above, we cannot officially end the tenancy, and the rent account will still be active. 

We'll not charge you for the overall outstanding balance. Any remaining balance after the tenancy has ended will be claimed from the estate and not the next of kin or executor handling the tenancy. 

Dropping the keys off

Our reception is currently closed. You can drop everything off at the Key Drop Off point located in the car park at the rear of our Sale Point office.  

You can access the back entrance by walking down Barkers Lane and turning right into the car park. The Key Drop Off point is a large red box located next to the air conditioning vent.

Leaving the property   

Dealing with a loved one's possessions and furniture after their passing is difficult, but we ask that the property is empty before you give us the keys back. We know it's the last thing on your mind, but if there's a loft, outbuildings or a garden, could you please make sure these are clear also.    

If you need help clearing the property or have any questions, please give us a call on 0300 777 7777.

If you need help with bulky items to be collected, contact One Trafford who can arrange for up to five items to be collected for a fee. Contact them on 0333 003 5865. 

Dealing with the Rent Account   

Rent will still be charged on the account until the confirmation of ending a tenancy form, a death certificate and all known keys are returned to us, but we'll not charge you for the overall outstanding balance.   

 Any remaining balance after the tenancy has ended will be claimed from the estate and not the next of kin or executor handling the tenancy. Please let us know if you're waiting for probate or a grant of administration on 0300 777 7777.  

What if there are arrears on the account?   

You’ll be contacted by one of our Former Tenancy Arrears Officers to discuss what will happen regarding any estate that has been left and what to do if there is no estate. 

Dealing with any benefit claims  

You can end all benefit claims by reporting the death to the 'tell us once service' on the DWP's website.

If you don't have access online, you can call the DWP bereavement service on 0800 731 0469  

At the same time, the Bereavement Service can do a benefits check to find out if the next of kin qualify for bereavement benefits or funeral payment.
